The timber-clad linhay is set in 1.4 acres of grass and reed marsh, with breathtaking views of a beautiful river.

The bird hide – a shelter which is often camouflaged and used to observe wildlife – is perfect for budding twitchers.

It is located in the hamlet of Combeinteignhead on the River Teign, near Newton Abbot, Devon.

The land has been used for bird watching and conservation purposes and the marsh to the south of the property is owned and managed by Devon Wildlife Trust.

The hide is made of a part-stone, part-oak frame under a slate roof and larch side cladding, as reported by Luxury Property News.

The upper doors, windows and shutters are made of hardwood and the building has an internal floor area of approximately 678 square feet over two floors.

There is a ground floor storage area with concrete floor.

And there is a balcony, bathroom and reception room on the first floor.

The observation windows have hinged double glazing with external shutters to provide warmth and security.

An air source heat pump provides economical instant heat and there are under-sink water heaters and an electric shower.

There is no public access to any part of the marsh but the linhay owners have right of access along specific pathways across the Devon Wildlife Trust land.

It is being marketed by Luscombe Maye at an asking price of £135,000.
