A tiny studio flat is being let for a whopping £21,000-a-year.

But the spare room isn’t for claustrophobia suffering guests.

The pokey pad – just nine square metres – has a sofa bed in the lounge area as the main sleeping area for the recommended one tenant.

It has a minuscule bathroom with just enough room for a shower and toilet.

But there appears to be no basin.

The kitchenette isn’t much bigger with a sink and two ring hob, microwave and fridge.

Space saving seems to be the theme with an ironing board in a cupboard and a TV built into the furniture.

There is a fold out table which is laid out for three people to dine.

But if a guest planning on staying over is scared of confined spaces the spare bed is not for them.

There is only about a foot of headroom which means they will have to crawl in and out.

It can be accessed via a steep ladder and is above the cooking area.

The bedsit – which costs £1,750-a-month for a tenant – is located in Alderney Street, Pimlico, central London.

The studio is being let by OpenRent, as reported on Luxury Property News.

Bills are not included, there is no parking or garden but there is a balcony.

It is designed to look a boat cabin.

The listing reads: “This elegant first-floor studio offers exceptional peace and quiet, with no adjoining walls and double acoustic and thermal insulation.

“Bright and calm, it provides a rare sense of privacy in central London.

“Recently renovated with inspiration drawn from yacht cabins, the studio combines timeless design with smart, space-efficient solutions and modern comfort.

“Fully furnished and ready to move in, just bring your suitcase.”

But it adds: “The studio measures approximately nine square metres, complemented by a balcony and mezzanine bed.

“And has been carefully designed to maximise comfort, functionality and elegance within a compact footprint.

“Mezzanine bed suitable for an occasional guest.”

For the same price as two years rent, dwellers could buy a two-bed house in Shildon and have money to spare.

The town in County Durham is the cheapest place to live in the UK.

A terraced pad there is currently on the market to buy for just £35,000.
