Six acres of flood-prone land beside the River Meon is for sale at £250,000, with buyers warned to bring waders as much of the soggy field sits underwater each winter no.

A six-acre field that’s flooded for much of the year has gone on sale for £250,000.

Potential buyers of the soggy land have been advised to bring waders.

Up to two thirds of the land floods seasonally, with much of it under water throughout the winter months.

The listing says it’s a potential nitrate mitigation wetland scheme, it attracts wildfowl and other bird species and most of the fishing rights are included.

The land can only be accessed via foot.

It’s on the eastern banks of the River Meon in Fareham, Hampshire, just over a mile from the Solent.

It’s being advertised by Giles Wheeler-Bennett, as reported by Luxury Property News.

The listing says: “Wellington boots or thigh waders are essential.

“The water meadows are comprised of marshy grassland, up to two thirds of which floods seasonally.

“The parcel is located on the lower floodplain of the river Meon.

“Much of the land is typically under water for the winter months.

“The drainage channel along the eastern boundary forms part of the property.

“The drainage channel immediately to the north of the post and wire fence between B and E forms part of the property.

“The property has approximately 300m of direct frontage along the river which is an important chalk stream valued for its wildlife.

“A previous owner has reserved the right to fish along approximately 70m of the bank along the River Meon between positions B and F on the Site Plan.

“Access on foot only across 2m of the river bank adjoining the river.”
