A rare opportunity to purchase a lake has become available and the price will blow you away.

The land equals 12.95 acres but is restricted to ‘agricultural’ use only.

It is marketed by Carter Jonas, who understands that compared to other water courses close by, this lake’s level is higher.

But, the greenery, however, does need a decent mow and cut down before you can enjoy the peaceful spot.

The lake itself spans 17.88 acres and links to the Oxford Canal and Wolvercote Mill Stream via the Duke’s Cut.

The sale has an ‘overage’ for a period of 25 years from the date of completion, with renewable energy programmes and conservation enhancement excluded, as reported on Luxury Property News.

And, if planning permission is granted for any use, 20% of the rise in value will be payable to the seller.

But, buyers won’t be able to control the boats that currently adorn the lake, despite the lake being sold as vacant.

So, if you fancy getting your hands on your own lake to practice your boating skills – this could be the one for you.

Just beware that it will be sold subject to the benefit of rights including water and electricity supplies.

Plus, the vendor will reserve a right of way to the boat lift that is adjacent.
