A mega mansion built on land once owned by Billy Joel has gone on sale for a staggering $85m.
The sprawling 23,000-square-foot estate comes with a bowling alley, cinema and its own private tunnel leading down to the beach.
The sun-drenched, three-story home sports six bedrooms and 13 bathrooms, as well as a tunnel that runs under a road, leading to a 1,200-square-foot waterfront cabana and oversize lawns.

Water views are never in short supply because of a 150-foot oceanfront balcony that makes it possible to enjoy the beach without stepping outside the boundaries of the estate in Manalapan, Florida, according to Luxury Property News.

Custom built in 2022, the estate was developed by Frank A. Mennella, a retired automotive warranty executive, and his wife, Dolores, who purchased the land from Billy Joel in 2018 for $7.5m.
The property was one of several owned by Joel in the area.
His own Manalapan mansion sold for close to $42.6m last year, after listing the estate on and off for six years.

Today, the property boasts its own private dock and enough activities – including a fitness centre, film theatre, games room and pair of bowling alleys – to satisfy even the largest of extended families.
According to the listing agents, Ferreira-Smith and Philip Lyle Smith, the home is being sold fully furnished, including much of its art collection.
The contemporary design embraces soothing aquatic tones to invite a sense of peacefulness and balance, while incorporating the use of artisan handcrafted tile work, marble, onyx, wood, metal, stone and glass.

Each room boasts custom-built furniture that complements the architectural design, with floor-to-ceiling windows throughout the home providing an abundance of natural light.
The home features six bedrooms, nine bathrooms, and four powder rooms, along with an impressive lineup of luxury amenities.
As you enter the home you are met with high-end finishes and meticulous attention to detail.

Guests are greeted by a grand entrance featuring limestone columns and an oversized blue door that opens into a series of expansive living spaces – including a formal dining room, gourmet chef’s kitchen with scullery, and a 1,000-bottle wine cellar.
A lapis-lazuli–accented bar and waterfront club room with billiards make entertaining effortless and glamorous.
Occupying most of the third floor, the primary suite delivers sweeping views of both ocean and Intracoastal.

Dual spa-like bathrooms feature onsen-inspired tubs, rainfall showers, and direct access to private balconies, an outdoor shower, and hot tub.
Custom walk-in wardrobes and dressing rooms complete the owner’s wing, creating a retreat more in line with a five-star resort than a residence.

The dedicated wellness centre includes a steam room, massage suite, and a gym with locker rooms.
There is also the underground tunnel, which connects the main residence to a separate beachfront cabana.
The manicured grounds include an infinity-edge pool and spa, outdoor kitchen and bar, fire pit lounges, and a custom beach area with imported white sand.

A 150-foot dock on the Intracoastal side is equipped with a boat lift, wave runner pads, and electric hookups, making it ideal for yachting enthusiasts.
Additional features include a five-car garage, whole-house generator, zoned air conditioning, central vacuum, impact-glass windows, and a fully gated entrance.

Joel is a legendary American singer-songwriter and pianist, best known for his storytelling lyrics and iconic hits like Piano Man, Uptown Girl, and We Didn’t Start the Fire.
With a career spanning over five decades and more than 150 million records sold, he remains one of the most influential and enduring figures in pop and rock music.

Now 76, he has sold over 150 million records worldwide and is a six-time Grammy Award winner.
Although he stopped releasing pop albums in the early 1990s, he continues to perform.
Over the years, Joel has lived in several places across the US, including The Bronx, Long Island, Centre Island, Manhattan, and Florida.

With its celebrity lineage, best-in-class amenities, and unbeatable beachfront location just south of Palm Beach, 1940 South Ocean Boulevard offers a once-in-a-generation opportunity for the most discerning buyer, according to the estate’s listing.
The listing is held by Philip Lyle Smith and Carla Ferreira-Smith from Luxury Resort Portfolio for $85m.
