A house piled high with rubbish with chunks of ceiling missing has gone on sale for just £125,000 – but buyers aren’t allowed inside.

The three-bedroom property being sold at auction is described by agents as a “rare opportunity”, despite its hazardous internal condition and a council-issued prohibition order.

The property is riddled with water damage that has left the bathroom floor “unsound”, while the toilet has collapsed.

As a result, the local council has issued a prohibition order, meaning the house is currently deemed unfit for occupation.

The end-of-terrace home is being marketed as “bought as seen”, with potential buyers forced to rely solely on photographs and floor plans before bidding.

According to the listing, the house requires a full back-to-brick renovation.

However, it boasts three large bedrooms, an extended kitchen and could offer “generous and flexible living space” once refurbished.

It’s in Chester, Cheshire, and is being advertised by Humphreys of Chester Limited, as reported by Luxury Property News.

The listing says: “A rare opportunity to acquire a large end-terrace property on this popular row, occupying a substantial plot and benefiting from both side and rear two-storey extensions, as shown on the included plot plan and floor plan.

“The property now requires a full back-to-brick renovation throughout and is offered strictly as seen.

“Due to the condition of the property, internal viewings are not possible, and buyers are asked to rely on the accompanying photographs and floor plan.

“The accommodation is arranged over two floors and once refurbished, offers generous and flexible living space.

“The ground floor layout comprises an entrance hall, living room, dining room, hallway, and an extended kitchen.

“Please note there is a small storage room off the kitchen which is not included in the floor plan or photographs.

“To the first floor, there are three bedrooms and a bathroom, with a central landing providing access to all rooms.

“The property is well located within a popular residential area of Chester, convenient for the city centre, local shops, amenities, and transport links, making it attractive to both owner-occupiers and investors alike.

“Once renovated, the property would make an excellent home or alternatively presents strong potential as a buy-to-let investment or HMO, subject to any necessary consents, thanks to its size, layout, and end-of-terrace position.

“We are informed by the seller that due to past water damage, the bathroom flooring is unsound, and the toilet has collapsed.

“A prohibition order has been issued by Cheshire West and Chester Council because of this.”

Bidding starts on 29 January.
