Yet the tempting guide price comes with several substantial catches.

The property requires “considerable” renovation, carries annual ground rent of £30,000 and is being sold leasehold rather than freehold, as reported by Luxury Property News.

Some parts have also been declared unsafe and cannot be entered—even by prospective buyers attending an official viewing.

Estate agent Stags warns that access is undertaken at visitors’ own risk and advises them to wear “appropriate, sturdy footwear”.

Known as The Manor, the early 19th-century residence has an elegant white exterior, tall sash windows and two conservatory-style extensions overlooking its extensive lawns.

Inside, photographs reveal the scale of the project ahead.

Some rooms appear to have been stripped back during building work, with exposed floors, unfinished walls and piles of construction materials waiting to be cleared.

The main manor contains eight bedrooms, six bathrooms and seven reception rooms.

It is joined by Manor Cottage, which has two bedrooms and can either remain independent or be incorporated into the principal house.

A partly renovated coach house adds up to eight further bedrooms, two bathrooms and three reception rooms, although parts of this building are among those considered unsafe to view.

There is also the two-bedroom Mermaid Cottage and a former distillery housed within a two-storey stone barn, which could offer further development potential subject to permission.

Together, the buildings are marketed as a “miniature coastal estate” with generous parking and more than an acre of largely level grounds.

The main house was previously operated as a hotel, restaurant, café and care home.

Its current planning designation is understood to be a hotel, but agents suggest the complex could potentially become a wedding venue, holiday retreat, wellness centre, restaurant or residential training facility.

Any change of use would require formal planning permission.

The sale concerns a lease originally granted for 125 years from October 2015, with the buyer responsible for the £30,000 annual ground rent and extensive repairs.

The local council must also approve the prospective new leaseholder.

Despite those drawbacks, the unusual estate could offer an ambitious buyer the chance to transform a landmark seafront property in one of Devon’s most picturesque coastal settlements.

It is being offered through an informal tender process, with bids due by noon on 6 November unless sold beforehand.
